A lot of buyers ask whether they can skip the home inspection. They may have bought a home before and are not nervous about the process, have an appetite for risk if it is an investment, or simply want to save some money. However you do not want to wave the protections and close on a property that you really know nothing about regarding it's true condition. You may be looking at much more expense in the long run should it turn out the given property needs a lot more work than you knew before committing to the purchase.
Competition is really the one reason you may want to consider leaving out an inspection contingency (a protection in the contract which allows you to walk away if the property is in unreasonable condition and seller is unwilling to fix issues).

The prices of homes in the DC area generally were leveling out for a bit during past months and it seems as though prices are going to stay flat and steady for the near future. So those who bought during the boom have more waiting to do for prices to rise. However, anyone fearing an oncoming bubble can rest easy.
But wait...
Let me stand corrected and say that one anomaly here is the "actual District". That's right. Mud anywhere within the diamond on the map is seeing upward motion. Spots that are remotely close to any metro station in the entire DC area, are also seeing prices dance a bit. However, in general, and as a whole, it is safe to say that DC region market prices are stone and not looking like they want to move during the next couple months. The market is strong nontheless. But even with a small inventory, prices aren't seeming to shift anytime too soon. DC is not even the only market that has been experiencing this.

601 Pennsylvania Ave. NW is a short walk to the National Mall. This valet garage is located on 6th St NW at the intersection of C St NW, just south of Cosi and diagonally across from the Newseum. Enter at 320 6th St NW. Cost: $15 (7am – 11:30pm)
505 9th St. NW is also a short walk to the National Mall. Enter this location at 560 8th St. NW between F and E Streets NW. Cost: $11 evening only (5pm – midnight) or $22 all day (6am – midnight)
1500 Wilson Blvd. offers excellent vantage points in Arlington at a great price. Enter this parking garage at 1501 Clarendon Blvd. Cost: $5 (5pm – 11pm)
